Your eventual sale price, contract terms, closing date and lender payoff quotes can change your cash at closing. Not every expense is included automatically.
Keep these separate.
Net proceeds are the cash remaining from the sale. Taxable gain depends on different information, including your adjusted basis and selling expenses. This tool does not calculate income taxes, investment returns, costs paid before closing or any later escrow refund. A qualified tax professional can explain your tax situation.
How this estimate works & helpful sources
Estimated net proceeds = sale price − commission − any selected seller-side flat fee − other closing costs − mortgage and other loan payoffs − concessions − repair credits − tax / HOA amounts owed + credits back to you. If the closing quote includes commission, it is deducted only once. Percentage entries use your entered sale price. All blank optional amounts count as $0. Each deduction is rounded to the nearest cent.
